Internship Description
American Properties Inc., (API) is a real estate development company that has more than 30 years experience in owning and managing properties in the United States.
At this time API is looking for an Acquisition Analyst Internship. API is in the process of increasing its portfolio by investing in small to mid-size rent stabilized properties in the New York area.
Primary Responsibilities ·
Analyze potential acquisition and development opportunities using sophisticated modeling techniques and creative structuring
· Create and analyze project proformas
· Financial statement and commercial lease analysis
· Rate of return analysis
· Develop and maintain cost and cash flow projections
· Prepare market due diligence
· Review and assist negotiation of financing documentation
· Participate in transaction due diligence and project meetings
· Assemble debt and equity solicitation packages
· Periodic visit to properties to perform site inspections and market assessments
Internship Requirements
Real estate analysis experience
Understanding of multi-family rent stabilized properties
Strong analytical and problem solving skills
Transaction, underwriting and due diligence experience
Understanding of finance concepts such as NOI returns, cash flow returns, internal rate of return, present value/discounted cash flow and capital markets
Proficiency with Excel, word processing
Strong interpersonal/communication skills with the ability to interact with both investors and partners in an effective and confident manner
Understanding of key agreements including leases, purchase and sale agreements, management and leasing
Bachelors degree in business, finance or accounting required
